Most Common Mistakes When Selling Your Home!
Mistake #1:
Overpricing. An appraisal or tax value assessment is not the value of your home. Regardless of what you paid for your home or where the market is, your home is only worth what someone is willing to pay for it.
Mistake #2:
Failing to showcase your home. Homes require staging to show properly. Neutral, less cluttered homes show better than homes with overstuffed closets and cluttered countertops. Decorator colors are in, but for some buyers there are limits when it comes to color.
Mistake #3:
Limiting the marketing and exposure of your property. For Sale by Owners have limited exposure to real, qualified buyers. MLS broadens the possibility to attract potential buyers. However, MLS is not enough. Choose a realtor who has marketing experience and has an internet presence. Does this realtor have a personal website accessible 24 hours a day, 7 days a week?
Mistake #4:
Selecting the wrong broker. Brokers differ as to the services they offer sellers and in their reputations. Select a broker who ranks in the top of your area. There is probably a reason they are at the top. The services they offer their sellers set them apart.
